Homely and well-planned bungalow in a peaceful neighbourhood. South-facing garden with doors to the sunny patio, two double bedrooms & attached garage. Presented in neat order with no onward chain complications.
Although Sewell Avenue is just a mile from Wokingham town centre (and a little less to the station) this home also has a convenience store nearby, the Emmbrook Post Office, some lovely green spaces, and nearby bus routes.
This home has a sensible layout, with both the kitchen and living room over-looking the garden - the kitchen's French doors are handy for access to the rear of the garage, and the sliding doors in the living room open to a stone patio. With south-facing aspect, this spot will make the best of the sunlight throughout the year and, of course, means the living room will enjoy plenty of natural light.
Both bedrooms are double in size, with calm and neutral décor, and the bathroom has recently been fitted with a large walk-in shower enclosure.
The galley kitchen has a range of tasteful Shaker-style units, plenty of storage, and space for appliances (including gas supply for cooker)
Although this layout is just perfect for a couple or small family, there's also scope to extend into the garage to create larger kitchen / dining, and / or utility space.

A Few Words from Quarters
"If you're looking for single-storey living in part of an established neighbourhood, Sewell Avenue could be well worth a visit. Built in the era when avenues were wider, frontages were deeper, and parking was easy, the older part of Emmbrook has a very calm feel. Nearby footpaths connect through to Joel Park, Cantley Park and town, and access to the station is easy too.
We particularly love the size of the principal bedroom (which is currently home to a Super King bed, and has still space for plenty of bedroom furniture too). There's good storage in the airing cupboard, and the bathroom has been recently fitted with a large & modern shower enclosure.
Without a doubt, we think the garden is one of this home's best features - with the best position to enjoy a sunny outlook and, with complete privacy, this is a haven for sun-worshippers, gardeners, sipping a drink, or letting children play. To the rear of the garage is a pretty pergola, and we're told the lilac wisteria is beautiful in the springtime.
Please get in touch with Nick or Teresa from Quarters Estate Agents, Wokingham, with any questions or to arrange your viewing. We're looking forward to showing you around this lovely home"
